Loft Conversion regularisation

 

Grade 2 listed building 2nd floor loft conversion regularisation.

 

We were contracted by the client to rebuild a previously botched attempt at a loft conversion which was carried out without planning permission or building regulations approval before the client moved in to their property a few years ago . Their suspicions were raised about the structural safety of the building following cracking of the plaster. The room was also very poorly insulated making it practically uninhabitable.

 

 

The client had taken the sensible step of engaging a structural engineer to give an opinion & propose a course of action. We were contracted to carry out the works prescribed by the engineer & further to gain building regulations approval & planning permission for the works.

 

 

We submitted a building notice regarding the regularisation. As well as the structural measures prescribed by the structural engineer in order to bring the room up to specification we also needed to add mains powered fire alarms & a heat sensor, add fire doors to the first floor landing & a fire door on the second floor landing. We also changed the velux window to a conservation traditionally styled rooflight which provided fire escape for the room.

 

 

Unfortunately following stripping off the plasterboard to inspect the structure we were confronted by many serious structural issues which needed urgent attention that the structural engineer couldn’t see at the time of his visit. We temporarily propped the areas we were concerned with & contacted building control for an urgent meeting. We agreed that the best course of action was to consult with the structural engineer again. In addition to the steel strapping originally prescribed we installed a double 50mm x 300mm timber beam & purlin to support the failing 200 year old original rafters.

 

In a situation like this where there is unforeseeable extra work, we always keep the client informed & if at all possible get them to visit the site & show them directly the issues & solution we propose. We always look to get the job done in the most cost effective manner for the client without compromising on the finish or structural integrity of the build. We always notify the client immediately if there is anything that has to be done that is extra to the quote & give them the cost involved before we do it.

 

Following sorting out the structural issues, we insulated with sprayfoam insulation, constructed the internal stud walls & plastered to finish

 

The loft conversion is now a proper room with a building regulations certificate & planning rather than a DIY disaster area.
